Ground gas protection, to BR211, BR212 and BR414.

Bensleys can offer guidance and estimates for ground gas protection, including protection against Radon Gas, CO2 and Methane Gases and Hydrocarbons, as necessary on all new builds or existing properties. All works are carried out utilising a suitable BBA Certificate product, and works are carried out to current British Standards including BR211 and BR212, also referring to BR414. If necessary, we can also arrange third party certification as required.

Gas Type

Radon

A naturally occurring radioactive gas that can accumulate in buildings on affected ground, requiring specified protection measures.

Gas Type

Methane & CO2

Commonly associated with made ground, landfill, or organic material in the soil, and a frequent condition of planning consent on such sites.

Gas Type

Hydrocarbons

Found on sites with a history of industrial or fuel-related use, requiring protection measures suited to the specific contamination identified.

New Build

Ground gas protection is frequently a planning condition on new build schemes, particularly on brownfield or previously developed sites. We can specify and install the protection measures a site investigation identifies as necessary, and arrange third party certification where a building control body or warranty provider requires it.

Existing Properties

Where an existing property is found to be on affected ground — through a site investigation, environmental search, or a change of use application — we can retrofit appropriate protection measures to current standards.

Step 01

Review the site investigation

We work from the gas risk assessment already carried out for the site, or advise on what's needed to obtain one.

Step 02

Specify the protection measures

Membrane, venting and any additional measures are specified to current standards, matched to the gas types and risk level identified.

Step 03

Install with BBA-certified products

Installation is carried out using suitable BBA Certificate products, to BR211, BR212 and BR414 guidance.

Step 04

Certification

Where required by building control or a warranty provider, we arrange third party certification of the completed installation.
